Why the homeowners called

The homeowners first asked about interior painting and replacing baseboards. When our estimator walked the house, the scope grew to include bathroom repairs, vanity refinishing and a few exterior items, all priced as one project. They asked us to start with the primary bathroom ceiling.

Bathroom repairs before paint

  • Bathroom ceiling: removed an access panel, installed new drywall, taped, bedded, finished and sanded it, patched the crack where the ceiling meets the tile, and matched the existing texture
  • Bathroom wall: rebuilt the rotted bottom of the wall at the toilet with KDAT pressure-treated wood, then repaired and re-textured the wall
  • Primary bathroom shower ceiling: primed, patched, repaired and repainted to match
  • Repaired a rotted window in the shower
  • All three bathrooms: repaired the walls and ceilings, re-textured every repair, spot primed and painted, with two coats of eggshell on the walls

Every patch was textured to match before primer went on, so the repairs disappear under paint. See more about our drywall repair work.

Rebuilding a damaged wall in the upstairs bedroom

Part of the wall under an upstairs bedroom window was damaged. We cut out the damaged section, sprayed the wall cavity with an antimicrobial spray to kill mildew spores, installed new drywall, taped, bedded and finished it, matched the existing texture and repainted the wall.

Vanities, baseboards and thresholds

  • Vanities: removed the doors and drawer fronts and took them to our shop for a spray finish, brushed the cabinet boxes on site, and finished both in a hybrid alkyd-acrylic semi-gloss urethane after cleaning, sanding, caulking and spot priming
  • Installed new 1×6 baseboards with base caps, matched as closely as possible to the bedroom baseboards, plus new shoe moulding
  • Installed four new pine thresholds where the tile meets the wood floors, then stained and clear coated them to match the floors
  • Sanded, caulked and spot primed the doors, windows, trim and baseboards and finished them in a hybrid alkyd-acrylic semi-gloss enamel

Spraying the vanity doors and drawer fronts in the shop gives them a smoother finish than brushing them in place. Learn more about our cabinet painting.

Living room, laundry room and closets

  • Living room: removed flaking finishes on two walls and around the side entry door, applied a bonding primer, repaired and re-textured the walls and repainted them; repaired and repainted the inside of one door
  • Laundry room: installed new baseboards and repaired and painted the ceiling, walls, door, trim, baseboards, shelves and access door
  • Primary bathroom water closet: repaired and repainted the ceiling, walls, trim and the cabinet above the toilet
  • Upstairs linen closet: sanded, spot primed and repainted the shelves

Exterior repairs

  • Caulked the glass to the frames and the frames to the stucco on every window with a siliconized acrylic latex caulk
  • Re-attached the clad veneer on one exterior door with an epoxy adhesive
  • Removed conduit in three places on the covered porch ceiling, repaired the beams and re-stained the repairs to match
  • Rebuilt the door at the trash enclosure with new 2×6 framing, hinges and locking hardware, then primed and painted it

Wood repairs like the porch beams are part of our exterior wood repair work.

Color and products in this Navajo White interior repaint

The ceilings, walls and trim are Benjamin Moore Navajo White (OC-95), with eggshell on the walls. Doors, windows, trim and baseboards got a hybrid alkyd-acrylic semi-gloss enamel, and the vanities a hybrid alkyd-acrylic semi-gloss urethane. The rebuilt wall base at the toilet used KDAT pressure-treated wood.

The result

The bathrooms have solid walls and ceilings with matched texture, refinished vanities and new baseboards, the upstairs bedroom wall is rebuilt, and the rooms are finished in one consistent Navajo White. We came back in August to complete the final punch list.

Questions about a project like this

Can you match an existing ceiling or wall texture?

Yes. On this house every drywall repair was re-textured to match the existing texture before priming and painting.

Why spray vanity doors in a shop?

A shop spray finish is smoother than brushing in place. On this project the doors and drawer fronts went to our shop for spraying while the cabinet boxes were brushed on site.

Can one company handle the repairs and the painting?

Yes. This project combined drywall, rot repair, baseboards, thresholds, a shower window repair, exterior caulking and the painting under one crew.
