This whole-house interior repaint in Bay Tree, a cottage community in Sea Palms West on St. Simons Island, started as an estimate request before the buyer had closed on the home. We repainted the walls throughout, the doors, trim and baseboards in most rooms, and the wood wainscot in one bathroom.

Why the homeowner called
The homeowner called while she was still buying the house. She wanted to know what it would cost to fix it up: holes in the walls, bead board in a bathroom that needed paint, a cabinet in the primary bathroom that needed to come out, and two doors that needed attention, including the attic access door in the primary bedroom.
Because she had not closed yet, our estimator met the seller’s agent at the house to walk through the work in person. When she stopped by our office later, she mentioned she had been seeing D&D vans all over the island.
An estimate split into now and later
She asked for the price broken into the main work and separate options she could schedule later. We priced the walls first, then the doors, trim and baseboards as one alternate, and the bathroom wainscot as another. When she asked us to leave out the trim in two bedrooms, we sent a revised quote the next day. The final project included the walls and both alternates.

What we did
The crew worked through the house room by room:
- Protected all floors and fixtures before any sanding or painting
- Repaired wall defects, sanded them smooth and spot primed every repair
- Applied two coats of washable matte latex to the walls
- Sanded the doors, door and window trim, and baseboards, caulked cracks and spot primed bare wood
- Finished the doors and trim in a hybrid alkyd semi-gloss enamel matched to the existing color
- Repaired and painted the attic access doors
- Sanded, caulked and spot primed the bathroom wood wainscot and its trim, then applied two coats of acrylic alkyd semi-gloss enamel
- Cleaned every area when painting was finished
Washable matte keeps the soft, low-sheen look on the walls but stands up to wiping and cleaning in a lived-in house.
Extra work added along the way
During the project, two medicine cabinets came out and the front guest room wall needed patching. We added both to the job as a written change order. Wall patching like this is the same drywall repair work we handle on its own.
Products in this whole-house interior repaint
The walls got two coats of washable matte latex. For the doors, trim and baseboards we used a hybrid alkyd semi-gloss enamel, a product made for trim and doors that need a hard, smooth finish, matched to the existing trim color. The bathroom wainscot got two coats of acrylic alkyd semi-gloss enamel.
The result
Every wall in the main house is repainted, the doors and trim are refreshed in their original color, the bathroom wainscot is finished, and the patched guest room wall blends in with the rest of the room.

Questions about a project like this
Can I get an estimate on a house I have not bought yet?
Yes. On this project the buyer asked for the estimate before closing, and our estimator met the seller’s agent at the house to see the work in person.
Can I do the main painting now and the trim later?
Yes. We can price the work as a main scope plus separate alternates, so you can choose what to do now and what to schedule later. This homeowner’s estimate was split that way.
Do you protect floors and fixtures?
Yes. On this house we protected all floors and fixtures before starting and cleaned every area when painting was finished.
