The problem with owning from a distance
Nothing on the outside of a house fails all at once.
Trim goes soft before it goes black. Caulk separates before water gets behind it. A rail loosens a season before it's a liability. If you're here two weeks a year, you find out on the wrong visit — usually the one where you brought guests.
You can't drive over and check
A neighbor's "looks fine to me" isn't an inspection. We photograph what you'd see standing in the yard, plus everything at ladder height that you wouldn't.
You're here on weekends, not with a ladder
Between turnovers and family visits, nobody wants to spend Saturday probing fascia. We do the walkthrough and send a written scope you can decide on from home.
Several properties, no single vendor
Paint from one contractor, carpentry from another, and nobody owns the outcome. We do rot repair and finish work with our own crews, on one scope.

Request your free 68-point exterior assessment
Takes about a minute. Tell us the property address and how we get onto it — a gate code, a lockbox, a property manager, a neighbor with a key. If you live here and want to walk it with us, say so and we'll schedule around you.
Free, written, and no obligation. You do not need to be on the property.

What you actually get
Sixty-eight checkpoints, every one photographed
An estimator walks the property, works through a fixed checklist, and photographs every finding. You get a report by email: what's sound, what to watch, what needs work now, and what each item costs to correct.
Siding & wall surfaces
Coating adhesion, chalking, mildew, board condition, penetrations.
Trim, fascia, soffit & rake
Where exteriors give way first, and the hardest part to see from the ground.
Windows & doors
Sills, casings, glazing beads, thresholds, jamb condition, hardware fit.
Porches, decks, rails & stairs
Fasteners, tread wear, rail stability, finish condition underfoot.
Columns, beams & porch ceilings
Base rot, bead board separation, ceiling coating failure.
Roofline-adjacent woodwork
Drip edge contact points, gutter-line fascia, trim behind downspouts.
Paint film & sealant
Film condition, cracking, peel pattern, caulk joint separation by elevation.
Moisture & rot probe points
Known failure locations probed by hand, each one photographed and marked.
How it works when you're not here
You approve. We handle the rest on the ground.
We've finished work on St. Simons Island, Sea Island and Jekyll Island homes whose owners we never met in person. The process is built for that.

Forty years of exteriors in the Golden Isles
Rated 4.9 out of 5 across 55 Google reviews
In my 40-plus years on St. Simons Island I've owned two houses with wood siding, both needing regular exterior painting, and I've used several painters over the years. D&D was by far the best job, high quality work.
Excellent from start to finish. They pressure washed and scraped the house before painting to remove debris and loose paint, and all exterior trim and fascia was painted. The crew was professional and on time each day, and cleaned up at the end of every workday.
A great experience with our painters. Professional, respectful of our home, and detail-oriented throughout. They took time to prep the space properly, handled wall repairs smoothly, and the finish came out clean and even with crisp lines.

More than one property? Put them on one schedule.
If you hold several properties in Glynn County, the assessment covers all of them and comes back as one document — so you can budget the portfolio at once instead of reacting to whichever tenant calls first.
- One scope and one schedule across every address
- Carpentry and painting from the same company — no trade handoffs to manage
- Certificate of insurance and W-9 on request before work begins
- Turnover repaints scheduled around your booking calendar
- November through February capacity for interior work and drywall repair while units are quiet
- Recurring maintenance cycles instead of one-off emergency calls

Questions we get from owners who live elsewhere
Do I need to be there for the assessment?
No. That's the whole point of it. We need a way onto the property and a way to reach you. Everything after that happens by email and phone. If you do live here and want to walk it with the estimator, that's fine too — just say so on the form.
What does the assessment cost?
Nothing. It's how we quote work, and you're under no obligation to schedule anything once you've read it.
How fast will I have the report?
Within five business days of the site visit in most cases. If the property is large or has several structures, we'll tell you up front.
Can you do the carpentry, or only the painting?
Both. We employ our own carpenters and our own painters. Soft trim, fascia, sills, columns and rails are repaired or replaced by our crew before anything gets coated. Painting over rot is how a job fails in year two.
My property is a short-term rental. Can you work around bookings?
Yes. Send the calendar or your manager's contact and we'll schedule into the gaps, including the slower stretch from November through February.
How do I approve work and pay from out of state?
The scope and pricing come by email and you approve in writing. We'll walk you through scheduling and payment when you're ready — you won't need to fly in to sign anything.
Are you licensed and insured?
Yes. D&D Decorators is licensed and insured, and we can provide a certificate of insurance on request.
Do you warranty the work?
[ ⚠️ REPLACE BEFORE PUBLISHING. State the actual warranty term, e.g. "Our work is covered by a X-year warranty." Do not publish a vague satisfaction guarantee — for an owner who can't inspect the finished job in person, this is the single most load-bearing answer on the page. Same placeholder as /thumbtack/; fix both at once. ]
